First, look at the exterior of your house, or your curb appeal. Look at the outside of your home from a street perspective. What jumps out at you? What awesome characteristics seem waiting to be noticed?
Knowing this assists us in determining what plan of action we can use to attract buyers from the street and into your house. If your home's exterior isn't up to par with touched up paint and bright garden plants it's time to get those things done. Refer to the Curb Appeal Checklist and increase your home's final selling price.

"Welcome to your new home!"
Can buyers see themselves watching a movie in your living space, reading a good book in your spa tub or hosting a dinner in your eat-in kitchen? I want your house to pleasantly accept buyers and give them a sense of contentment. I'll help you achieve this by suggesting changes that highlight the features of your house.
I'll advise you get rid of items that give the impression of clutter. Counter tops should be cleared off. Kitschy sculptures, sentimental items, family photos, and kids' works of art should get moved out of sight. You need to remove the personal details from the home so buyers can imagine it as their new house.
I'll review every room of your home. I'll point out the pieces of furniture that should be removed, rooms that need a fresh coat of paint, carpet needing to get changed, fixtures that could use polishing, and any other improvement that can easily be made to positively impact the sale.
With me by your side, you'll know that your home is appealing and that it's friendly, avoiding "offensive" or "can't-work-with" colors on the walls and furniture. And if you've already moved out, you can think about temporary furniture. The goal is for your home to look ready to live in as opposed to bare and uninhabited.

Setting the Stage
At every showing, we're doing well if we're engaging the buyer's senses.
Brightening up your interior is critical, so we'll do things like part the curtains and add lighting where needed to invite the buyer inside. Together we'll enhance the mood of the house with enjoyable music to listen to while guests experience your home and make sure a nice fragrance circulates room-to-room. We'll include cozy-looking throws, and pillows on your chairs and bedding.
